Guaranteed rent is when the landlord takes a complete step back from their property and lease it to a managing agent who will pay the landlord an agreed fixed rental amount per calendar month in exchange for utilising the property for letting out either as a single‐let or an HMO.
The basic model is simple enough: we lease a property from a landlord on a 3 to 5-year agreement, pay them GUARANTEED monthly rent and then we rent out the rooms to working professionals. We do all the hard work, so the landlord doesn’t have to and could enjoy all benefits of being a landlord.
Guaranteed rent is perfect for landlords who plan to move area or country and need someone to fully oversee their property on a day‐to‐day basis to ensure their property is being looked after.
All whilst the managing of the property is going on behind the scenes, the landlord is receiving their guaranteed rental amount every month for the length of the agreement.
If you have a 3+ bedroom property with 1‐2 lounge rooms, we can transform your property into a HMO, given that the room sizes meet the minimum legal requirements for a HMO. We would cover the cost of transformation into a HMO such as obtaining the license, planning permission if needed alongside the refurb works needed to ensure the property meets the legal safety requirements of a HMO.
We will then let the property by the room and ensure the property is maintained up to the highest standards by utilising our professional and fully experienced property management team. We will pay the landlord an agreed guaranteed fixed rental amount every month. The landlord will get their rental income even if there are void periods!

All tenants will be credit & reference checked. The companies that will be using us to house their employees will be guarantors.

We’ll conduct regular maintenance checks to ensure that all aspects of the property are still in good condition. If there are any issues, they will be remedied as quickly as possible.
We’ll treat your property like it’s one of our own, to make sure both you and our tenants always remain happy.
Basic checks are carried out every 6 weeks and full checks every 12 weeks. Reports to you are issued.
The process is very simple. We will rent your entire property from you for a period of at least 3 years.
You will receive a monthly rental check from us for the amount agreed. We will then rent rooms in your home to professionals.
Essentially, you get to collect a paycheque every month, without having to do anything.
In order to rent your property out as an HMO, it will need to be fully compliant with all HMO rules and regulations, as well as correctly licenced by the local council.
Don’t panic though, as we’ll do the hard work for you, managing your property, obtaining an HMO licence and ensuring that the licence is adhered to at all times.
We’ll even pay the HMO licencing fees!
This is one of the best parts: you won’t have to pay any fees at all. We pay for HMO licencing fees, plus there’s no charge for the management of your property.
We’ll even foot the bill for all internal maintenance, as well as some repairs.
There are also no admin or legal fees associated with working with us.
