Tenant Find is the sourcing of a tenant based on the wants and/or needs of the landlord.
It includes a wide range of services right from the initial listing of the property for marketing, to referencing, and crafting AST agreements.
This is a package perfect for landlords who wish to be more involved in the process of finding a tenant in exchange for saving on cost.
This is achieved by Aksum Lets not making any visits to the property. The landlord will supply photos and/or floorplans for marketing purposes.
The landlord will also conduct any viewings for potential tenants through effective communication from Aksum Lets. In addition, the landlord will take detailed photos for the inventory report that will be crafted in house by Aksum Lets.
Aksum Lets also operate on a no let, no fee guarantee. This means that we do not charge any upfront cost or fee of any kind until the tenant(s) have signed the tenancy agreement.

Aksum Lets offer management fee discounts when instructed to manage property portfolios or multiple units at once
Property Management is the general overseeing, controlling and operation of property on behalf of the property owner. Property Management allows for the landlord to take a step back and rather than become stressed with the day‐to‐day tasks, they can reap only the benefits from their property.
If works are needed to be carried out in between tenancies, we can organise all the relevant contractors to come out and do this. We have a sister company, (Right Space Solutions), who deal with residential refurbishments. This allows us to provide our clients with exceptionally good prices. This service is included in our monthly management fee.
We have a tenant enquiry team who can deal with all tenant emergencies/issues whenever needed. We will always respond to the emergency within the first 24 hours from when the problem is reported.
The fee will cover the landlord for the general overseeing of the property and ensuring that the property is being looked after up to the highest standards. Our service covers the organisation of everything to do with the upkeep of the property i.e. getting the best quotes for maintenance/repair/safety documents works, making sure the rent is paid on time, all the time and inspecting the property regularly to make sure it is being looked after. We do not cover the cost of repairs or refurbishment works to the property when needed.
We professionally source our tenants in line with the landlords’ requirements. We will market the property with professional photos, floorplans and crafted descriptions. We list the property on Rightmove, Zoopla, OnTheMarket, Aksum Lets website, Facebook and Spareroom (for HMO). We make a shortlist of potential tenants and conduct viewings. Once viewings have been carried out, we will reference and credit check potential tenants to check their suitability for renting the property in question.
Once we have decided on the tenant to proceed with, we will issue check in of inventory and the assured shorthold tenancy agreements to be signed by both tenant and landlord. Last but not least, we will welcome the chosen tenant into their new home.
The service outlined above applies to both single let properties as well as HMO’s.
Potential tenants who get through to the referencing stage of the process will be referenced through previous employers, landlords, checked on their right to rent and, credit checked. This gives the landlord ultimate peace of mind on the tenant.
We charge £60 pcm for full online property management for single let properties where the landlord wishes to conduct regular inspections of the property themselves. Where the landlord wishes Aksum Lets to conduct regular inspections of the property, we will charge a fixed management fee of £80 pcm.
When Aksum Lets conducts inspections, we draft detailed condition reports to be passed on to the landlord.
For HMO Property Management, the online package whereby the landlord conducts regular inspections and monthly testing of fire alarms and emergency lighting comes at a cost of just 8% of monthly rental income. The 8% fee is only applicable if the landlord supplies paperwork and pictures required to carry out the service. The package whereby Aksum Lets conducts property inspections and testing of relevant safety equipment comes at a cost of 10% of monthly rental income.

We charge a one‐off fixed fee for our tenant find services. Our full tenant find package starts from £200 for single‐let properties for the online tenant find package. The standard full tenant find package whereby Aksum Lets conduct the viewings, visits the property for marketing purposes etc, the price starts from £375.
For HMO Properties, the full online tenant find package starts from £175 per new tenant sign‐up where the landlord provides Aksum Lets with photos and/or floorplans for marketing purposes. The landlord will also be conducting property viewings.
The full tenant find package whereby Aksum Lets takes pictures and creates professional floorplans for marketing purposes and conducts property viewings, comes at a cost of £450 for tenant find services.

Rent guarantee insurances possible to set up at additional cost to ensure that the landlord is still receiving their rental income.

We have a fully qualified and experienced team who possess the ability to deal with any request made by the landlord efficiently and professionally. Also, integrity is at the forefront of what we do so you will never have to worry about issues regarding transparency with our landlords.
The only extra costs you will incur will be when your property needs maintenance/refurbishment works or when you need to pay for safety documents to be created such as gas safety, electrical safety and EPC. The cost of organising the contractors to carry out the relevant work is covered as part of the monthly management fee.
